Lifestyle Space Design is committed to providing outstanding service at an affordable price. We aim to keep the process as simple and transparent as possible for our clients.
There are two separate parts to our fee:
1. Design Fee
This includes digital layouts and elevations, scopes of work for all contractors, product recommendations and tearsheets with pricing, samples of finishes and hard surfaces, schedule coordination with GC, building management and staff, freight elevator reservations and project management from start to finish.
The Design Fee is 15% of the Construction Proposal and is payable as follows:
$1,000 non-refundable deposit for me to start work on the project (deducted from future payments)
50% on acceptance of contract
25% after plumbing and electrical rough-in
20% on completion and walk-through
5% after the punchlist is complete to the client's (and my!) satisfaction
2. Product Fee
This is for sourcing and ordering all products, accepting and inspecting deliveries and arranging any necessary returns and replacements
We pass on ALL our professional and designer discounts to the client, and we perform an exhaustive search of local and online vendors to get the best prices available at the time of ordering. We avoid sales tax and delivery charges wherever possible.
The Product Fee for this service is 30% of the product cost.
It is always our goal never to surprise our clients with unexpected bills, so we provide a detailed estimate of ALL the costs associated with the project, comprising:
1. Building Application for Alteration Fees & Deposits
2. Construction Proposal, including any required permits
3. Proposals from other vendors, such as A/C installation, window treatments etc.
4. Appliances and Fixtures, including cabinetry, tile, counters and furnishings
5. If required – Architect's and Expeditor's Fees
*Please note that while we are brilliant at what we do, sadly we don't have x-ray eyes!
Conditions may be discovered during demolition of which we could not be aware previously.
